My husband and I joined four friends for a trip to Antigua. This residence was perfect. It opened up into a courtyard with a hot tub and pool. The accommodations were spacious, clean and we wished we had more time in Antigua to just enjoy the accommodations. I would highly recommend this location and will book there again if I am ever fortunate enough to travel to Antigua.

The houses are so beautifully decorated with stunning spaces to be able to sit, relax and enjoy the beauty of Antigua and the view of the volcano Agua. The kitchen is very well equipped. The information package is very extensive and useful. The people who work there are all extremely friendly and obviously take great pride in the place where they work. The houses are very spacious and well located close to the market and the supermarket the Bodegona. I could not recommend this place more highly as a great place to stay and explore Antigua.

Came here for a family wedding. First note: Guatemala in general is beautiful, people very friendly. A little english spoken in restaurants and the market, but just try some simple spanish and folks are very happy to help you. Also, there is some significant poverty in this country, but people are hardworking and honest for the most part - they are still rebuilding after a civil war and political crisis. This rental was very clean and spacious. Very good security in a walled compound with security guards at the gate, then a locked door to the courtyard of our house, and another locked door on the house itself. Unit is maintained very well and housekeeping is meticulous. 4-foot tall Lola ironed sheets in the courtyard all morning and was happy to help with some pressing of travel wrinkled dress clothes. (pay her directly). Excellent facilities with full bath off each bedroom, very firm beds with kingsize available in some units, full stove and oven, microwave, washer and dryer. Wifi throughout, though slow at times. Not an issue - this is a vacation! Flor or Paola easy to find whenever help needed, and will do whatever they can to help. We hired local staff to cook for our large group on a couple of occasions, which was a terrific experience. Give the cooks money for groceries, and they return with food and receipts, then build a beautiful and delicious feast before your eyes, in your kitchen, for a few dollars an hour. A great selection of outside diversions in the area: volcano tours, zipline tours, great public market with interesting, locally made, good quality merchandise, amazing local history and architecture. We had a great, memorable time here.

This is our second stay at Philippa's villas. We had a party of 20 and rented all four villas. Needless to say, the group had an amazing time. 1. You get one-stop shopping. We had our transfers to and from the airport, our excursions, and catering taken care of by Philippa and her staff. 2. The service is amazing. From the cleaning staff to transportation, everyone was professional and friendly. 3. The villas are very home-like. They are inviting and warm with the décor and design. 4. From start to finish, the process of booking, paying, checking-in, and checking-out is made simple. 5. There is staff available 24 hours a day and small cellular phones are made available to call staff or into town if needed. 6. The community is gated and very safe; yet, it is very near to town. We walked everywhere. 7. The house is filled with all of the necessary amenities (wireless, cable, utensils for cooking, telephone, and more!) As a whole, the group enjoyed our stay, and we hope to visit again!

We finished up our stay at Philippas rental property in Antigua, Guatemala and couldn't have been more thrilled! We rented 3 homes for a group of 24 in Antigua for a wedding. The first view of the homes left everybody speechless.... They are stunning. And once inside we were all in awe. They haven't missed a detail, the staff is exceptional and Philippa was beyond attentive to every question I had. I would seriously recommend this anyone and everyone!

I have been to antigua for a number of years for medical missions. For many of them I have stayed with the big group at a hotel very close to the parque but also very, very noisy. I stopped staying there for several years and found quaint hotels. Last year was the first time I brought students with me so decided to stay with the group at the bigger hotel---never again. This year I searched for a better solution and found Philippa and her villas. And I thank heavans for this sanctuary and the incredible care that we received. We were usually out the door by 6:30am and often not back until 7pm or later but by using e-mail and notes, Paola, Flor and Dona Clara Luz were able to help us. And they were amazing. We had Dona Clara cook a Guatemalan meal for us one night and it was superb. Paola and Flor were responsive and so friendly and Phillipa takes excellent care of her properties. While there our unit had repairs on the skylights and received a new washer/dryer. The location is great as it is within walking distance to everything and very safe. I will be here next year if it is available.

This rental completely met the needs of our group of 8 women travelling to Antigua to visit the city and the country.. Large comfortable bedrooms, with private bathroom in each.. Kitchen very ample and living space conducive to group stay... Internet was sporadic but that was not too important. The good service and clean rental was our target..

We stayed in Casa Espiritu Santo, the balcony of the master bedroom was amazing. The house is comfortable but the Internet is not good and the cable does not work. One bathroom shower did not work either. But it is clean and comfortable. Walking distance to everything though at night you need a cab. The hot tub really is same temperature than pool. But overall good location, comfortable beds and good location.

Much like all the other reviews, this was an incredible property to stay at. We were a group of 6 volunteers who were taking a much needed one night rest from working in Honduras and this was the perfect place to do it. We all had our own space inside as the home is large. The common outdoor space is beautiful but shared with other units which is fine as long as everyone is quiet. If not, it could be an issue. It is in a gated community with a 24 hour guard, so you feel very safe. It is about 3 blocks from the market and 8 or so from the park. All within walking distances, but there are also tuk-tuks everywhere if you don't want to walk. The owner, the manager and the cook / house cleaner were amazing. Communication prior to getting there was impressive. I highly suggest having Dona Clara cook for you as it's amazing food and very inexpensive. The home was impeccably clean. My only complaint would be that my bed (didn't try them all) was very hard and the bed lines very warn.

There are actually four rentals in this courtyard, with a fifth located just a few steps away. All the properties are inside a larger gated and guarded community near the central market, and had big kitchens and modern conveniences, large rooms and absolutely beautiful decorating. The local manager, Paola, is a gem, fluent in English and very helpful. For us, it was a great find, because we had a group that required a large number of separate beds. We arranged for the cook and housekeeper, Dona Clara, to have a meal prepared the day we arrived from the airport, and that, too, was a great success--she grilled meat and vegetables outside, and the flavors were outstanding! The owner is also very accommodating and helpful. My deposit was returned within a week, less the charge for electricity.

My husband and stayed in this lovely home in 2009. We were so delighted with the home, the surroundings and Antigua in general that we returned to the same complex this year and bought a building lot around the corner! Everything about this house exudes a sense of home and hospitality. Handicrafts and textiles give just the right touch to well considered and placed furniture. In addition to roomy private bedrooms, a generous sized living room and dining room, there is a small, cheery office that houses the wi-fi and a library with numerous books to read. The layout worked very well whether it was just the two of us or when we had several house guests. One of the best aspects of staying in this house was the daily maid service provided by Clara. Clara is not only a super housekeeper, she is an excellent cook. Time permitting in her own schedule and for a modest fee, Clara can be persuaded to take you under her wing and give you a cooking lesson. We made some yummy dishes and had lots of fun. This house is definitely a winner. Do not hesitate to stay here; if you have any questions, the English speaking owner is more than happy to help. We will be beginning our own construction soon and are very near Casa #14. Perhaps we will see you there! Kathy Rose and Hal Vogel 2010

"We stayed at this lovely house and had a wonderful experience. The house is everything you see in the photos, but better. It was clean, and the staff took very good care of us. There is a book that gives you many good ideas of things to do, and a small library of books if you just want to sit on the patio to read, watch the volcano and listen to the birds" Recommended for: Girls getaway, tourists without a car, romantic getaway. "If you want to feel like you have found paradise, you will really enjoy staying at this lovely place. Be it with your family, or shared with friends, it is truly a place that you will enjoy and feel special. This home has many special qualities. There is the view of the volcano from the balcony, and the spacious quiet accommodations, just to name a few. It is just a short walk to the market or the center of Antigua. There many things to do and see in town and close by to, rest, play, visit and learn of the history of Guatemala. Antigua offers a historic city with global restaurants to fit anyone's appetite. Our surgical mission team shared staying here over the Easter Holidays 2010. The celebrations were spectacular and after a week of working hard to care for our patients, this house was an oasis for us, as we prepared to journey back to Minnesota."

"I spent a week in this beautiful villa with my adult son, daughter and my daughter's friend. The pictures do not begin to do it justice: it is a truly lovely home with local art on the walls and in special niches, good bed linens, a fully-equipped kitchen, high speed Internet, beautiful views from the balconies...! The layout was perfect for our group--my son had a bedroom and bath downstairs, I had a room and bath at one end of the upstairs hallway, and the girls each had a bedroom and shared a bath at the other end. The gated facility made us feel very secure (although there was nothing about Antigua that made me feel insecure--day or night). The housekeeper is a charming woman and Gustavo tended to our every need and responded quickly to any little emergency--a tv remote that didn't work, etc... The location is a long block to the main commercial street, and the artisans' market, and about 6 blocks from Central Park --Parque Central. Antiqua is a must-see destination. In my mind, it ranks with Prague as a beautiful and romantic destination. The citizens are most gracious and will speak to you in Spanish if you are able, but most also speak enough English to get by if your Spanish fails you. I have rented many vrbo properties around the world and this one certainly is among the best! I recommend it without hesitation or reservation. One caution about visiting Antigua if you require wheelchair accessibility: the roads and sidewalks are so bumpy that they can be difficult even for someone who has no physical challenges. Everyone should bring sturdy walking shoes. Flip flops present a hazard. Our favorite restaurants include: Frida's, La Fonda de la Calle Real, Cafe Contessa, Rainbow Cafe for breakfast/lunch(co-located with the travel agency that we used for all of bookings, and a bookstore), and Cafe Dona Luisa (sit upstairs near the window for a volcano view). Also Panza Verde for its ambience and good, though not local, food. Finally: bring mosquito repellent. There are not a lot of them, but the ones that live

Our group of 22 (8 adults and 14 youths) spent a wonderful week in Antigua in February. We rented Casa San Juan, Santa Catarina and Santa Cruz and they exceeded our every expectation. The homes are incredibly roomy and very comfortable. The community is beautiful and safe and centrally located. Most importantly, the people are so welcoming. Flor, Marcella and Magno in the office, the great ladies that clean and care for the property and Claudia and Mayda the amazing cooks always greet you with a huge smile and do everything they can to make your stay as enjoyable as possible. Our dealings with Paola and Philippa were smooth, pleasant and professional. As with their staff they were genuinely interested in making sure our trip was as great as it could be. In short, we can't wait to return!!

"We really enjoyed our stay at Casa de Phillipa, loved the gardens, Santos, the caretaker, the availability of the washer and dryer, the well-equipped kitchen, and the gorgeous porch where we spent most of our time. The location was private, yet we loved to watch the people going by. It was very convenient to have internet, which worked well. The beds were comfortable and we had plenty of room for the two of us, and also for temporary guests. Lake Atitlan is gorgeous, and each of the villages around the lake offers different opportunities for exploring and cultural immersion. " We stayed for 8 weeks.

What an absolutely fantastic home! Immediately upon entering my breath was taken away by the beauty of the stone and wood and the magnificent artwork throughout. Each room was gorgeous and large. Even with the beautiful art, etc, it is a wonderfully comfortable and homey spot. My partner and I were traveling with a family of four and we all had great privacy when needed but enjoyed the large living room and dining room/kitchen when we were together. The bathrooms are wonderful. And the views from the upstairs bedrooms are stunning. The house was spotlessly clean and all the necessities (linens, dishes, etc) for our stay were abundant and of high quality. Location is perfect - close enough to walk to sites and restaurants in Antigua. But far enough way to be delightfully quiet -- and safe! Dona Clara is wonderful and very sweet. Thank you so much,

She even had a bottle of wine waiting for us. Our experience at her home could not have been better.

This was our 1st time to stay in one of Philippa's homes. We were impressed with her prompt response to all questions and the professionalism with all transactions. The home we stayed in for 3 nights had 4 large bedrooms with adjoining bathrooms. The living/dining area were beautifully decorated and we were welcomed with a bottle of wine and fresh tropical flowers. The bedrooms were spacious and the beds were comfortable and firm with clean linens. Each bedroom had an adjoining bathroom with plenty of towels. There was no blow dryer but as we had our own this was not a concern. We thoroughly enjoyed visiting on both the upstairs and downstairs patios and relaxing with fabulous views of the volcano. This beautiful home is within blocks of the Artisan market and a short walk to the Bodegona should you need any groceries, etc. The staff on the property, Flor and Magno, were both very accommodating and helpful and answered any questions we had. The stairwell going to the second floor is simply spectacular and we loved the details put into this home. We highly recommend this home and look forward to staying here again on our next visit to Guatemala.

We had a wonderful stay at Casa Espiritu Santo from November 8-16, 2015. The staff were absolutely wonderful -- friendly, helpful, and good at their jobs. Everything in the house worked well (although we struggled for the first day or so to understand how a couple of the showers worked, resulting in a couple cold showers - user error). If anyone ever asks me where to stay in Antigua, I will without reservation suggest that they consider this collection of townhouses, which all face a common courtyard. The townhouses all are within a small, secure neighborhood protected by a wall. The gate into the neighborhood is guarded around the clock by a security staff. The good experience started well before our visit. The detailed and timely information regarding the house, the rental terms, and the city was first rate. Thanks!!!!!

Our family (6 adults and 2 toddlers) stayed in Casa Espiritu Santo for a week over Christmas vacation. What a beautiful experience! Communication in advance of our stay was great...prompt, courteous and clear. They even had bananas and eggs waiting for us, since we would need to feed the kids before we were able to go shopping! We were in awe at the size of the unit when we walked in the door! It seemed like a castle to us. Each of the four rooms has its own en-suite bathroom, so everyone had their own space. Also, there was plenty of common space when we were all hanging out. We made great use of the kitchen/dining/living area and had a small fire almost every night...more for effect than the need for warmth. The pool was nice and cool (read: too cold for the kids, but refreshing on a hot afternoon) but we had a great time in the hot tub. The patio off one of the upstairs rooms had an amazing view of Agua, which we enjoyed tremendously! It was a nice, quiet, gated and guarded neighborhood, so we always felt secure. It was not actually far from the center of town, but with children, every outing seemed like an ordeal...something to think about if you have little ones. :-) Everyone staying in the other three units around the courtyard was generally respectful of the others. I would highly recommend this to family groups, and especially multiple families or large groups who could take over all four or five of the rentals.

Spent 4 fantastic days exploring Antiqua. Casa Espiritu Santo is a comfortable vacation rental in a private enclave of condos, very walkable to any part of Antiqua. Tuk-tuk and taxi service were reasonable ways to transport oneself around. Beds were comfortable, bathrooms with well appointed and the staff checked in on us every day to make sure we were doing well. Bottled water was supplied and the kitchen was stocked with any of the cookware we needed. Thank you sharing this Casa with us while we enjoyed Antiqua

We currently live in a small town in Guatemala and travel to Antigua a few times a year with a young child and a senior. We have been on a search for the perfect vacation rental for our family for about two years- ever since our 4 year old started walking and trying to grab everything in site at the B&B we used to stay in. Travel with kids is difficult because they just can't stand sitting in a restaurant three times a day, nor do they tend to eat the food offered. So we needed a place that had all the comforts of home, ability to cook light meals, or prep stuff for our picky eater, do some laundry, entertain ourselves, and yet not have to walk too far to get to Central Park. We found it here. Relax by the pool, or walk two blocks to the market, everything was so easy. There were no issues with maintenance, though we did need some help getting the hot tub turned on but staff were very helpful and friendly. This is an excellent stay and if you get it in low season, even better.

We really enjoyed our stay at Casa La Hermita. There was plenty of space for everyone. The master bathroom is by far the nicest one, so most guests used that one to shower. The pool was cute and the hot tub got nice a hot! The only down side was that we had to leave our house and walk around the corner to get back into the pool area. Thanks for having us :)

Philippa has a very organized and trained on site staff that are available for any needs. Everyone in her team was very friendly and helpful. The compound is in a gated community walking distance to everything there is to see/do in Antigua. The houses were very clean and comfortable for everyone.

The house is beautiful and relaxing. The Casa de Philipa is immaculate, and they have excellent staff nearby to take care of any needs you might have. It's well located and has everything you'll need for a great stay! We'll be booking it for next year, soon!"

This little gated community was perfect for our big family to get away from the city even though it's walking distance from everything. We loved the location, the guard outside the gate, the fact that it had parking and spent both nights in the pool and hot tub. The beds were comfortable and even though the internet was a little spotty we very much enjoyed this beautiful, very clean, very safe house in what we thought was the perfect location. We are already talking about coming back! We also LOVE that every room had it's own bathroom and shower- really helps when 8 people are trying to get ready at the same time.

We thoroughly enjoyed our stay at Casa Santa Catarina and Casa Santa Cruz during our recent visit to Antigua, Guatemala. We had two families travelling together during our stay and between us (16 people), we rented three of the four houses that surround the pool and hot tub in the courtyard. The two houses that I rented were spacious, had nice furnishings and were very convenient to the meetings that we were attending at the nearby Cesar Branas complex (only two blocks away). The decor in each house is rustic, but complements the overall look and feel of the town very well. Casa Santa Catarina is a four bedroom house and Casa Santa Cruz is a three bedroom house. Each house has one bedroom downstairs and either two or three bedrooms upstairs. In addition to the master bedroom downstairs, there is a spacious living/dining area and a nice sized kitchen. There are no closets in any of the bedrooms, just a small wardrobe. The owner of the houses and the property manager were both very helpful and quick to answer any and all questions that we had about the property or the nearby area. Booking was very simple as was making the deposit and final payment. The kitchen is more than functional to do any necessary cooking while staying at the house. The houses don't have air conditioning, but it never became too uncomfortable in either house during the day. You can ask to have the skylights opened so that the air will circulate better, if needed. At night the temperature drops to a very comfortable level for sleeping. There is a grocery store (La Bodegona) about 4 blocks away that has just about anything you would need to purchase. There are also lots of very good restaurants within easy walking distance, 4-6 blocks from the location of the houses. If you have never been to Antigua before, do be aware that all the roads are cobblestone. This makes for uneven walking and slows you down just a bit compared to paved roads. Maid service is included in the cost of the houses and the ladies were very friendly and helpful. In addition to the standard house cleaning, they also would wash dishes for us and do laundry if needed. There is a washer and dryer in each house. It isn't recommended to drink or brush your teeth with the tap water if you are not a native Guatemalan. Thankfully, there is a 5 gallon purified water bottle in each house. Once the initial bottle has been used, you have it refilled for a nominal fee, which was very convenient. The entire complex where the houses are located is inside a gated community. The guards at the gate were always very friendly whenever we passed through, whether walking or by vehicle. If we have the opportunity to return back to Antigua again in the future, I would not hesitate at all to re-book our stay at either house. The amenities, location and price for the houses we rented during our stay were all excellent.

It's nice, but somehow they miss on some details to make things easy... you have to buy toilet paper and water.... and the hot water heaters run out of gas, while you are using them and you have to hunt some down to change the gas tank. Seems they could add a little to cover the cost of water and toilet paper, and the staff could monitor the gas level if there was a gauge.....

Great place and a very attentive owner. The check in was smooth and everything in between was very self explanatory. The housekeepers and chefs are amazing! The place was always clean and the food was authentic and delicious. The pictures are accurate and show the place just as it is. I highly recommend this place. The only two improvements I could suggest is have better wifi coverage on the ground floor (if possible) and finally since the water isn't potable, there should always be a couple extra blue water jugs available for the duration of the stay. Again, what a great place and an awesome value for a large family.

We just returned from our second visit to Antigua, Guatemala and stay in this beautiful villa! It is WONDERFUL! The accommodations are excellent, and the staff is attentive and readily available. It is the perfect place for our group of 8, with 4 bedrooms, 3 of which have one large bed, and the other with twin beds. Also has 4 bathrooms. Plenty of space in the common areas, and it includes a full sized fridge, washer/dryer unit, and dishwasher. The location (on the SW side of old Antigua) is great for us as we have a vehicle. Walking to the market, Central Park, and other great sites would be a breeze. Some sites might be a little far to walk, but tuk-tuks and taxis are readily available, and I'm sue the friendly guards at the front gate of the community would be happy to call one for you. We will be returning next year for sure!!

A great place to be for a stay in Antigua especially if your family is big. It is vefy spacious and the swimming pool is a plus. The environment is quiet even if it is situated close to the center of Antigua. From there you can easily reach all Antigua points of interest. The fact it is part of a condominium brings more safety too. We all loved this house.

All of those in our family of 15, ages 9-85, have traveled extensively to many different parts of the world, but our stay here was one of the best we have ever had. We enjoyed this stunning location for Thanksgiving week and our stay could not have been better. As one of our family said, this raises the bar for our future travels! The pictures don't do the accommodations justice and they don't reveal the personal attention and care given to them by everyone involved in their operation. The houses, though new and with plenty of modern conveniences, are spacious and architecturally beautiful replicas of colonial residences that fit perfectly into the local environment. The greenery, the volcanic scenery, the pool, heated by solar panels, and the hot tub were enjoyed by all. Located in a quiet gated community, the residences are within an easy 10 minute walk to the center of town, historical sites, a grocery store, a bakery, a barbershop, and many little shops with lots of treasures. Philippa, the owner, could not have been more hospitable, and her staff, including the friendly housekeepers, Magno, the jack-of-all-trades, and Flor, the attentive hostess and administrative assistant responded quickly and warmly to every question. A suggestion made on the website to contract with a local cook was one which we all thoroughly enjoyed, more than we could have imagined. The authentic cuisine prepared nightly by Mayda and her daughters was scrumptious, abundant, and beautifully and lovingly presented. She offered ideas for menus, did all the purchasing, preparing, serving and clean-up. I only wish we could have copied her recipes. Our stay here was literally awesome. We were all sorry to leave, but can't wait to go back. I cannot recommend the residences highly enough. If you get a chance to stay here, don't miss it!

We stayed for three nights. The owner had a beef with the guards of the compound, and so the guards refused to let us enter. They would not allow our shuttle drivers to go in and out, and we had to walk to our place with our bags. EVERY time we wanted to enter the compound, we had to call the lovely manager Flor so she (or the equally lovely alternative guard Magno) could go to the door to let us in. This was a terrible inconvenience. We had to wait while the guards sat at their posts, ignoring us. Then, the guards tried to extort $40 from us to open the doors. After we refused to pay them, they were nasty and muttered under their breaths at us, even though we have no idea what their problem with the owner is. I speak Spanish and have traveled to Guatemala since 1991. Never have I been treated so disrespectfully. Guatemalan people are lovely, but until the owner figures out the guard situation, I would not recommend this house.

On the way to my daughter's wedding in San Marcos at Lake Atitlan, I rented two of these huge condos for a four night stay in Antigua. I didn't realize we would have such security. There are multiple condos within a guarded/gated compound. The security booth was manned 24/7. Then there were huge wooden doors leading into a four condo area, and then our condos...so, there were three secure areas to get through to reach the inside of our two story condo. The condo was a lot larger than my Austin, Texas home...with four bedrooms and four bathrooms. We had the pool and hot tub to ourselves at night. I just loved every minute of it. I would like to live there if I could!

Our daughter got married in Guatemala last week. We were happy to find this group of houses together. As our guest list grew so did your needs. We actually ended up renting a 5th house next door and an additional one outside of the complex. The set up was perfect. Having a common courtyard that connected the homes with a beautiful pool and hot tub was great for sitting out in the morning for breakfast and catching up after a day of exploring. The wedding took place on the 4 day of our 5 day stay. Because of the way the housing was arranged everybody knew each other by this time, which made their visit and our wedding all the more meaningful. This would not have been possible had we rented rooms in a hotel. As for the accommodations themselves, each home was beautifully decorated and well maintained. The cleaning staff was delightful and very attentive. The guards were friendly and our guest who had not been to Guatemala felt safe in the neighborhood. The communication with Flor was easy through email and all questions were answered promptly. The location is in a quite area of town close to the market and easily walkable to the main square and restaurants. Antigua is a beautiful city. I would highly recommend these homes, especially if you have a large group for any occasion. This was a once in a life time event for our family and much of the ease and enjoyment came from our accommodations
